Construction Underway on CenterPoint Landing at Oakland Seaport

Fisher’s CenterPoint Landing project at the Port of Oakland is well underway since the final permit was approved in mid-July. Over the last year, Fisher’s construction team has been actively engaged in stabilizing and preparing the 27-acre site which was the former Oakland Army Base, decommissioned and turned over to the Port of Oakland 15 years ago.

When completed in 2020, the Class A industrial facility will have 466,437 sq. ft. of tenant space with 148 truck docks. The site for the concrete tilt-up building was prepared by using deep dynamic compaction and wick drains in conjunction with a 16’ surcharge or preload to settle the dynamic soils found throughout the property. The CenterPoint Landing at Oakland Seaport Project will seek USGBC LEED Silver Certification for the building shell.

As the general contractor, Fisher Construction Group is managing all on site activities from site prep and utilities through final commissioning. Fisher also manages the Port of Oakland’s MAPLA program (Maritime and Aviation Project Labor Agreement) which ensures subcontractors comply with the social justice program and local hiring goals of the Port of Oakland. The workforce will be made up of 37 different subcontractors working in 13 trades, and putting in approximately 60,000 hours constructing the building shell.

CenterPoint Landing will be the cornerstone development in the Port’s commitment to cargo transportation and logistics. Fisher Construction Group’s successful project with Lineage Logistics CoolPort, also in the Port of Oakland, lead to the project with CenterPoint.

Fisher’s Paine Field Terminal Voted Best Regional Airport in the World

The recently  opened Paine Field passenger terminal continues to win awards. Most recently it was voted best regional airport by Monocle Magazine’s Top 50 Travel Awards.

The 30,000 sf passenger terminal owned by Propeller Airports and built by Fisher Construction Group is the first privately owned airport built in the US. Designed and built to bring civility back to air travel, the regional terminal opened in April with direct hop flights to 8 cities in the West.

Fisher’s NewCold Project Wins Multiple AGC Awards

Fisher Construction Group earned the Associated General Contractors’s Build Washington Grand Award for Construction Excellence for their work on the NewCold Advanced Logistics. The project also won top honors in the Private Building: 50M – 100M and Innovation Excellence catagories.

Fisher Wins 2018 Built by the Best Award

Arlington, Virginia, November 26, 2018 – Fisher Construction Group was named the winner of the Controlled Environment Building Association (CEBA) Built by the Best Award for their project with NewCold in Tacoma, Washington, U.S. The award was given on November 8, 2018 during a general session at the 38TH CEBA Conference & Expo, hosted by the Controlled Environment Building Association, a Core Partner of the Global Cold Chain Alliance (GCCA).

The project is NewCold’s first cold storage facility in the United States and only the second low-oxygen, high-bay freezer in the country. It serves multiple customers and delivers safe, sustainable, traceable, cold chain solutions that are designed for end-to-end efficiency and value.

The 2018 winning project, NewCold Tacoma, features a state-of-the-art freezer system and a strictly controlled system, where oxygen is reduced to 16.5% saturation. It will allow for efficient customer service, with time from receipt of product to storage under 20 minutes. Picking of a product to loading will be done in the same amount of time – which is nearly three times the efficiency of a normal cold storage facility. NewCold Tacoma is one of the largest in the United States, containing 103,000 pallet positions.

Fisher, NewCold and McCain Celebrate Steel Top Off

Fisher Construction Group, NewCold and McCain Foods joined with many, many fans of Idaho economic development to celebrate the Steel Topping Off of NewCold’s second US cold storage. The event celebrated the topping off of the low-bay which will house the cold dock, the pick floor and the offices.

NewCold, the deep-frozen storage and logistics specialist based in The Netherlands, announced it will open this fully mechanized facility in the Spring of 2019. The state-of-the-art freezer facility is a joint design effort and construction built by NewCold and Fisher Construction Group. Once open, NewCold will be one of the largest frozen storage facilities of its kind in the US, bringing an estimated 75 jobs to the Burley area.

“It’s great to welcome NewCold to the Idaho business community and ‘top off’ their state-of-the-art cold storage facility in Burley,” said Governor C.L. “Butch” Otter. “It provides us with a chance to celebrate innovation and collaboration that begins with NewCold’s tremendous investment in Idaho’s food-processing supply chain. It figures to add significant value and opportunity to Idaho’s world-class food processors in a competitive global marketplace.”

The 180,000 square foot, fully automated building will serve the logistics needs in the Northwestern US region for McCain Foods USA Inc, a division of McCain Foods Limited, the world’s largest manufacturer of frozen French fries and potato specialties. McCain maintains 11 manufacturing facilities in the USA, including its Burley, Idaho plant, where a $200 million processing plant expansion is currently underway, which is due for completion in the fall of this year, increasing employment at the facility by 180, taking the total number of employees to near 600.

The cold storage facility currently being constructed uses leading-edge technology, including automated storage and retrieval systems (ASRS) to automatically move and store products in the ‘dark’ high-bay warehouse. Operators direct equipment using advanced software systems, while products are kept in optimal conditions with all cold storage areas cooled to sub-zero temperatures.  NewCold offers a highly consistent level of logistic service.  And above all, NewCold offers a more energy-efficient and better food safety alternative compared to conventional cold storage solutions.

NewCold developed this style of storage automation in their European operations for faster and more efficient storage and shipping options.  This is NewCold’s second U.S. facility, with the first facility based in Tacoma, Washington, which opened in early 2018.

Johanna Beverage Selects Fisher Construction Group to Build New Refrigerated Storage Facility in Spokane

Spokane, WA, February 13, 2018:  Johanna Beverage announced today they will break ground on a new refrigerated warehouse at their Spokane facility early this spring.  Fisher Construction Group has been selected as the general contractor and will lead the project located on West Thorpe Road.

Designed by Cooper Architects of Bellevue, Washington, the 37,300 sf facility will be used to store and stage Johanna’s refrigerated products for distribution throughout the western United States. Drawing on Fisher Construction Group’s expertise in cold storage and food processing facilities, the new refrigerated warehouse will maintain products between 34-38° F. The building will be constructed of steel-frame and clad with insulated metal panels for maximum energy efficiency and food safety. The new facility is expected to be operational by year end of 2018.

The Johanna Beverage Company located in Spokane Washington was established in 2007 and is part of a larger manufacturing group, Johanna Companies headquartered in Flemington, New Jersey.

Early boarding pass: Everett’s rising passenger terminal

Here’s what to expect when two airlines begin passenger service at Paine Field later this year.

EVERETT — Brett Smith has traveled a lot in his career. He’s been in and out of airports across the country.

That’s given him valuable experience for his task at hand — developing Everett’s airport terminal.

Smith is the founder and CEO of Propeller Airports, a for-profit company that’s building the commercial terminal at Paine Field.

The terminal is scheduled to be finished in July and open in September. Two airlines, United and Alaska, have committed to flying out of it.

In his travels, he’s seen beautiful, successful airports and ones that miss the mark.

“The ones that are really good, a lot of thought has gone into it,” Smith said. “I can tell you that’s what I spend all of my time thinking about — Paine Field. It’s easy to put up a terminal, it’s hard to do it right.”

The 27,000-square-foot, two-gate terminal between Paine Field’s administrative offices and the airport control tower was designed by Denver-based Fentress Architects and is being built by Fisher Construction Group of Burlington.

The terminal should be popular. It can take an hour and a half or longer to get from Snohomish County to Seattle-Tacoma International Airport, the closest airport with scheduled air service.

And Sea-Tac is becoming more crowded each year. Sea-Tac went from being the 13th-busiest airport in the U.S., with 20.1 million travelers in 2015, to the ninth-busiest, with 21.9 million travelers in 2016, according to data from the Federal Aviation Administration.

Smith is not saying how much is being spent to build the Everett terminal. This is the first commercial passenger terminal for Propeller, which is leasing 11 acres from Snohomish County at Paine Field in exchange for $429,000 per year in rent, plus a share of flight and parking revenues.

Smith has his hands in the thousands of details behind the look and feel of the terminal. He describes the project as having “a lot of glass, a lot of Pacific Northwest in it, a lot of wood, we really want it to match the region.”

He also wants this airport to be one people choose not just because of proximity but also experience.

He envisions the experience like that of a hotel — people walk through the door into a lobby to meet a concierge.

“Once you’re past security, you’ll walk into what looks like a living room with two fireplaces and a bar and a place to get something to eat,” Smith said. “There will be huge glass windows, you can look out onto the mountain range. I think it’s going to be special.”

The terminal will feature two jet bridges at the gates. Many smaller airports have people walk across the ramp to board the plane. That would save Propeller money. But it would also create a problem for travelers.

“It rains a lot,” Smith said. “I don’t want people to go outside.”

In fact, Propeller is splurging on glass jet bridges.

“There’s such beautiful scenery, we’re taking the extra step, we’re spending the extra money for glass so that by the time you walk into the terminal until the time you board the planes it will be a pleasant experience,” he said.

Building an air terminal from the ground up means the design can include the latest technology.

Fisher’s ‘Cool Port’ Project Is Underway in the Port of Oakland

While building a cold storage is complex enough, sometimes the huge amount of planning that occurs before the first excavator arrives on site makes the actual structure that much more amazing. So it is with the Lineage Logistic’s Cool Port—a public-private partnership between Lineage Logistics, Dreisbach Enterprises and the Port of Oakland, California.

As the design|builder chosen by Lineage, Fisher worked out multiple options to make the cold storage project feasible for all of its stakeholders. Cool Port is permitted in five separate jurisdictions. Fisher is also managing the project for compliance with the Port’s stringent labor objectives.

Though perfectly located where deep water meets rail, the 22-acre site comes with its challenges: The site is a former Army base located on the tidelands of Oakland Bay. Fisher’s team must deal with unknown sunken hazards and potential contamination in the already soupy tide flats. To start the project, Fisher is driving 1,800 piles fifty feet beneath the ground surface to counter-act settling and brace the building’s slab foundation.

The Cool Port trans-load facility will begin supporting the fifth busiest port in US in August of 2018. The facility’s double winged docks with 36 rail docks and 90 truck docks will handle meat and other perishables for storage in the -10° F main freezer or one of two convertible rooms.

As a central piece of Oakland’s economic future, the facility is projected to handle 9,000 rail cars per year (in Phase I) and an additional 9,000 containers by truck.

New Project with Litehouse Foods

Fisher Construction Group is pleased to be working with Litehouse Foods on the Ella Cooler Addition in Sandpoint, Idaho

Litehouse Foods has come a long way since selling homemade dressings out of their restaurant located on Lake Pend Oreille in Idaho more than 50 years ago. Today, they are definitely more than just delicious dressings– Litehouse Foods now offers dips, herbs, cheese and even cider!

Managed by Sr. PM Corey Anderson with Supt. Benny Vietz leading the field operations, the 25,000 SF facility will store dressings—just part of the over 1,100 different product SKU’s Litehouse has to offer. The facility will be fully racked with a 1,500 SF freezer in the coolers.

Due to be completed in October 2017, the project also includes a small transportation office, six loading docks, and forklift charging stations along with a structural upgrade to an existing building. Throughout construction, the Sandpoint facility will remain operational, producing and shipping products.

The demo of the old docks and the building of the new docks overlap during construction. Keeping the loading docks open and usable is imperative during the entire effort. Fisher’s team is carefully choreographing the project schedule to keep Litehouse’s product flow on schedule during the retrofit portion.

Now employee owned, Litehouse continues to grow market share, producing dressings, dips and other products. At Fisher Construction Group we look forward to teaming up with them as they continue to grow their company.
